Esta Terms of use

The fine print, in plain words.

By using Esta you agree to these terms. They’re short because Esta keeps your records on your device, and anything you share is encrypted before it reaches our servers.

What Esta is

Esta is a tool for keeping track of properties, tenants and leases, rent, and expenses shared with others. It runs in your browser and stores your records on your device. With optional team access you can share a workspace with other people; shared records are encrypted on your device and synced through our servers. See the privacy page for how your information is handled.

Your records are your responsibility

Team access

Not professional advice

Esta’s figures — rent schedules, late fees, balances, splits, yields and returns — are calculated from what you enter, to help you stay organised. They aren’t financial, tax, accounting or legal advice. Check important decisions with a qualified professional.

Fair use

Use Esta only for lawful purposes. Don’t try to disrupt the service, get around its security, or use it to store or share content you don’t have the right to.

Availability and changes

We may improve, change or pause parts of Esta, for example during maintenance. Because Esta works offline once it has loaded, a copy you’ve already opened or installed usually keeps working while the website is unavailable; shared workspaces catch up when the service is back.

No warranty

Esta is provided “as is”, without warranties of any kind. To the fullest extent the law allows, we aren’t liable for lost data, lost profits or other indirect losses arising from your use of Esta. Some places don’t allow these limits, so they may not all apply to you.

Changes to these terms

If these terms change, we’ll update this page and the date at the top. Continuing to use Esta after a change means you accept the updated terms.
